Signing the Listing Documents
I will prepare an Absorption Rate Analysis, which is figuring out what the price range your home best fits compared to the current active listings, as well as sold listings in the area. This is a crucial step. Although I am in charge of analyzing the best price range, YOU will be making the final decision as to where you'd like to set the price. Correct or incorrect pricing can make or break the marketability of your home in a flash. If priced too high, it will help to sell other homes in the area, turn off buyers, and leave your home stranded. Doing so will force you to continually lower the price later on to attract new buyers. Generally speaking, the first two weeks of your listing contract will bring you the most buyers. Giving that your home is priced correctly, it will sell quickly and for top dollar.

With your permission, I will drop off a "Pre-Listing Packet" for you to complete prior to meeting with me to sign listing documents. This packet will contain a seller's disclosure, as well as sample copies of the papers you will be signing at the listing.
