Potential buyers are confused by extra rooms that have a mishmash of uses. To avoid this problem, clear away clutter and excess furniture. Buyers will walk in the room and take guesses as to why you are not using the room for its intended purpose.

One Purpose

Buyers judge your home before they even enter it. Make the first impression count. Mow the lawn, plant flowers, pick weeds, wash the front door window, and put out a welcome mat. Make sure the porch light works, also.

Curb Appeal

Personal photos are just that: personal. Take yourself out of the picture and it makes it easier for buyers to imagine themselves in your space.

Remove Photos

Clean. Clean. Clean. Clean your floors, vacuum, wash windows, and sweep off porch. Potential buyers will look in your cupboards, under your sink, in your shower, and closets.

Make It Sparkle

If you have pets, make sure you are particularly fastidious in cleaning up after them. Ask a good friend or your real estate agent who will tell you the truth to come by and give your home the sniff tests. Remember to pick up the yard of wastes and to have your animal(s) contained.

Odor Watch

Get a head start on packing and begin boxing up extras that are taking up space in your rooms. Clutter makes a house look smaller.

Staging Tips

Going over the listing contract and its terms is the last step of the process. You will sign the documents that allow me to list your home on the open market, advertise it, and get it sold.

Signing the Listing Documents

I will prepare an Absorption Rate Analysis, which is figuring out what the price range your home best fits compared to the current active listings, as well as sold listings in the area. This is a crucial step. Although I am in charge of analyzing the best price range, YOU will be making the final decision as to where you'd like to set the price. Correct or incorrect pricing can make or break the marketability of your home in a flash. If priced too high, it will help to sell other homes in the area, turn off buyers, and leave your home stranded. Doing so will force you to continually lower the price later on to attract new buyers. Generally speaking, the first two weeks of your listing contract will bring you the most buyers. Giving that your home is priced correctly, it will sell quickly and for top dollar.

Pricing Your Home

I will need to do a walk-through of your home, preferably with you present, to take measurements, pictures, and notes of any outstanding features or areas needing attention prior to placing your home on the market. If you'd like, I will be happy to give constructive ideas to help better stage your home for the current buyers.

Viewing Your Home

We will need to discuss several things prior to meeting to list your home. The following information will help me to understand what I need to know to sell your home. Such things as your name, the property address, your mailing address, why you are selling, how fast you need to move, a description of your property, how long you have owned your home, what features you like about it, what updates you've done, any problems within the home, where you expect to price your home, and what you are looking for in a realtor from me. With your permission, I will drop off a "Pre-Listing Packet" for you to complete prior to meeting with me to sign listing documents. This packet will contain a seller's disclosure, as well as sample copies of the papers you will be signing at the listing.
