Going over the listing contract and its terms is the last step of the process. You will sign the documents that allow me to list your home on the open market, advertise it, and get it sold.

This is a crucial step. Although I am in charge of analyzing the best price range, YOU will be making the final decision as to where you'd like to set the price. Correct or incorrect pricing can make or break the marketability of your home in a flash. If priced too high, it will help to sell other homes in the area, turn off buyers, and leave your home stranded. Doing so will force you to continually lower the price later on to attract new buyers. Generally speaking, the first two weeks of your listing contract will bring you the most buyers. Giving that your home is priced correctly, it will sell quickly and for top dollar.
